These Terms set out the agreement between you and Vivid Properties ("we", "us") for the use of our website and the services we provide to buyers, sellers, renters and agents. By accessing or using the platform you agree to be bound by these Terms.
Vivid Properties operates a curated international property marketplace that connects buyers, sellers, renters and agents. We provide property listings, enquiry routing, agent coordination, and supporting tools. We are an introducer; we are not the seller, buyer or landlord of any listed property unless expressly stated as a Vivid-owned listing.
You agree to use the platform lawfully and only for its intended purpose. You must not misuse the service, introduce malware, attempt to access systems you are not authorised to access, or interfere with the proper operation of the platform.
Some actions require a registered account. You agree to provide accurate information, keep your credentials secure, and accept that agents and staff are subject to identity and KYC verification as part of onboarding. You are responsible for activity under your account.
Listings are submitted by sellers, agents or Vivid staff. While we apply an approval process, we do not warrant the accuracy, completeness or currency of any listing content. Property details, pricing and availability may change without notice.
Vivid Properties may earn commission from completed sales or lettings. Any commission, agency margin or fee applicable to a transaction will be disclosed in the relevant property or agreement documentation. We are not a party to the contractual sale or lease between buyer and seller unless expressly stated.
Branding, design, copy and software are owned by or licensed to Vivid Properties. Listing media is supplied by the listing owner, who confirms they hold the rights to publish it. You may not reproduce platform content commercially without our written permission.
The platform may link to or integrate third-party services (for example, mapping, analytics, or payment providers). We are not responsible for the content, practices or availability of those external services.
All property information is provided in good faith but is indicative. You should undertake your own due diligence, including legal, valuation and survey checks, before committing to any transaction.
To the fullest extent permitted by law, Vivid Properties shall not be liable for indirect, incidental or consequential losses arising from your use of the platform, or from reliance on any listing. Our aggregate liability is limited to the fees (if any) you have paid us in the preceding 12 months.
We may update these Terms from time to time. Material changes will be reflected by the 'Last updated' date. Continued use after changes constitutes acceptance of the revised Terms.
